Certifications and Awards

In our construction and operation, we look to relevant industry standards for guidelines on energy performance and other sustainability measures. In particular, we are influenced by LEED, EnergyStar, BOMA 360, and Austin Energy Green Rating System. As part of our pragmatic approach to sustainability, we carefully consider the guidelines and ratings when designing our new developments and improvements to existing buildings, and we seek to include the guidelines or ratings where adoption of the guidelines or receipt of ratings will have a positive effect on our operational excellence and resource consumption. We have not set arbitrary goals for certifications and awards outside of the practical implications within our portfolio. 

LEED

LEED - Leadership in Energy & Environmental Design is the U.S. Green Building Council’s long-standing program of rating new or existing buildings on their energy performance and other green building characteristics.

More than two-thirds of our office portfolio (67%) is LEED-certified. This is more than three times higher than the US office building rate of 19.4% certified.(1)

Energy Star

Energy Star is the U.S. Environmental Protection Agency’s (EPA) now more than 20-year-old program for helping organizations drive energy efficiency improvements in their office buildings (and more recently water conservation as well).  The EPA provides a wide range of programs, benchmarks, guidance and support in designing and implementing efficiency initiatives. The most prestigious certification awarded is the Energy Star certification, which requires third party audit and verification. To achieve Energy Star certification, an office building must achieve a score of 75 (out of 100), meaning that it outperforms at least 75 percent of similar office buildings in the country, with differences in operating conditions and regional weather taken into account.

Across our office portfolio, 72.6% of our total office square footage has been Energy Star rated, with an overall office portfolio average score of 80. This means that on average, our office buildings are more energy efficient than 76% - 81% of comparable buildings throughout the US.

BOMA 360 Certification

The Building Owners and Managers Association (BOMA) provides a third-party verified certification that covers a comprehensive range of six major areas of office building performance: Operations & Management, Safety & Security, Training & Education, Energy, Environmental & Sustainability, and Tenant Relations & Community Involvement. This certification is directly and comprehensively focused on sustainability–related performance in the office building industry and is one of the most demanding certification processes.

86.3% of our office portfolio has achieved this elite certification.

Austin Energy Green Building Rating System

The City of Austin, Texas has adopted numerous green building provisions within its city building code, which rely on the Austin Energy Green Building Rating System and the LEED certification system as metrics. Under the Austin Energy Green Building Rating System, buildings are awarded up to five stars depending on the number and breadth of green building elements that are incorporated into the design. In terms of energy efficiency, rated buildings are designed to exceed the Austin Energy Code. We were proud to design and construct Colorado Tower under this new system, and we have received a rating of two stars.

NAREIT Leader In The Light Award

The National Association of REITs has recognized member companies who have achieved outstanding performance in energy use and conservation with their Leader In The Light Award.
Cousins won the 2011 NAREIT Leader In The Light Innovator Award.

Atlanta Better Buildings Challenge

Following the 2011 Better Buildings Initiative issued by the federal government to reduce energy use by commercial properties, Atlanta was selected as one of three first-mover cities to establish a local Better Buildings Challenge.  The mayor opened the competition within the city by setting a target of 20% reduction in Energy and/or Water usage by the year 2020. We entered five buildings (191 Peachtree, Terminus 100, Terminus 200, American Cancer Society Center and Promenade) in this competition, and we were pleased when American Cancer Society Center earned a 2013 and 2014 Top Performer award for Water Efficiency and Promenade earned a 2014 Top Performer award for achievements in both categories, Energy Efficiency and Water Efficiency.
